Black Family Hospitality is planning a major new hotel development in San Antonio, according to filings with the Texas Department of Licensing and Regulation.
The company is preparing to develop The Mandeville, a new hospitality project located at 1411 Alling Street, Suite LL01, near the Pearl District. Project documents indicate the development will feature a three-story hotel and restaurant built above a garage and bathhouse, which will be permitted separately.
The project is expected to span approximately 80,000 square feet and carries an estimated construction cost of $63 million. Construction is scheduled to begin on September 1, 2026, with completion anticipated by June 16, 2028.
Project filings list 4M Broadway LLC as the owner, with Christina Black serving as the project contact. The development is privately funded and will be constructed on private property.
Austin-based Kirksey Architecture has been selected as the design firm for the project.
While details regarding the hotel’s branding, room count, restaurant concept, and amenities have not yet been disclosed, The Mandeville is poised to become a significant addition to San Antonio‘s growing hospitality landscape. The project joins a wave of new developments transforming the area surrounding Pearl into one of the city’s premier destinations for dining, entertainment, and lodging.
